Cost calculator

Commercial cleaning cost calculator

Estimate recurring office cleaning cost from square footage and cleaning frequency. This calculator uses monthly square-foot rates with frequency factors, a small-job floor, and quote-only handling for unsourced facility types.

Pricing source: Office is the only facility type with a defensible Phase 1 monthly square-foot model. The calculator rules are shown on this page: a sub-1,000 sq ft minimum monthly floor, a 1,000–2,999 sq ft monthly office tier, a 3,000+ sq ft monthly office tier, and non-linear frequency factors. Hourly rates remain separate context and are not blended into the square-foot math.

How this calculator works

This tool estimates recurring office cleaning only. It uses the calculator’s internal monthly office tiers, then applies a non-linear frequency factor. It does not multiply the monthly square-foot estimate by the number of monthly cleanings again.

Office size tiers

Office sizeCalculator rule
Under 1,000 sq ft$120–$400/month minimum monthly job floor
1,000–2,999 sq ft$0.07–$0.15/sq ft/month at 3x weekly baseline
3,000+ sq ft$0.10–$0.20/sq ft/month at 3x weekly baseline

Cleaning frequency factors

FrequencyFactorReason
1x weekly0.45Lower frequency still carries setup and minimum-cost overhead.
2x weekly0.7More frequent service spreads fixed labor and setup cost across more cleanings.
3x weekly1.0Baseline used by the calculator.
Daily / 5x weekly2.0Higher frequency is not priced as a straight-line multiple.
Frequency source: Buildingstars notes that higher cleaning frequency often lowers the price per cleaning, so 4x weekly is not simply twice 2x weekly; very high frequency can break that pattern because staffing becomes harder, and daytime cleaning can cost more than overnight cleaning. What the estimate does not include

These items can change a provider quote, but they are not included in the office calculator’s monthly square-foot estimate.

Excluded itemVerified published rangeWhy it is separate
Carpet cleaning$0.08–$0.40/sq ftDifferent equipment and labor than routine vacuuming.
Floor stripping and waxing$0.30–$0.80/sq ftSpecialized floor work should be scoped separately from janitorial service.
Window cleaning$2–$7 per panePane count can matter more than building square footage.
Restroom sanitizing add-on$25–$75+Restroom load can change labor time disproportionately.

Worked calculator examples

Small office floor

A 900 sq ft office is below the reliable square-foot band, so the calculator applies the $120–$400/month minimum monthly job floor instead of pretending the square-foot math is precise.

Office at baseline frequency

A 5,000 sq ft office cleaned three times weekly uses the 3,000+ sq ft tier of $0.10–$0.20 per sq ft per month and the 1.0 baseline frequency factor, resulting in $500–$1,000/month.

Same office cleaned daily

The same 5,000 sq ft office cleaned five times weekly uses the 2.0 daily factor, resulting in $1,000–$2,000/month before any provider-specific add-ons or exclusions.

Calculator FAQ

Is this estimate per month or per cleaning?

The estimate is monthly. The calculator uses monthly office square-foot tiers and frequency factors.

Why are specialized facility types quote-only?

Medical, restaurant, warehouse, and post-construction scopes can change labor, supplies, timing, access, and risk more than square footage alone.

What happens below 1,000 square feet?

The calculator applies the $120–$400/month minimum monthly job floor because small-office square-foot math is not reliable.

Does daily cleaning cost a straight-line multiple?

No. The calculator uses non-linear frequency factors, and the Buildingstars source notes that more frequent cleaning often changes the price per cleaning.

What should I confirm with providers?

Confirm frequency, room scope, floor work, restrooms, supplies, access timing, exclusions, and whether add-ons are included.

Why units stay separate

Commercial cleaning prices appear as hourly rates, square-foot prices, flat project prices, and monthly totals. A credible calculator should not blend those units unless the conversion assumptions are explicit.
